As a fully licenced property letting agency, we are in regular contact with the Property Services Regulatory Authority and the Property Residential Tenancy Board. The property must be in a reasonable condition – ventilated, appliances working, heating means available, free from damp, structurally sound, electricity wired properly and pipes in good working order.
A meeting will be arranged with the property owner and one of our trained staff at the property. At that point an appraisal will be given, and realistic expectations of what either needs to be done to the property / or not; along with current market rates for rental income will be given.
We aim for maximum exposure of your property through a variety of channels. Our marketing team tailor a strategy to what will actually work for your property and your budget. Your property will be made available to our current database of both past and present tenants. Your property will also be listed on the main property websites – such as Daft.ie for example. Advertising can also be done through a variety of press channels – online and in printed format if required. It will also gain exposure through our own social media channels – at no extra cost to you.
We have a process in place for screening tenants that is both sensitive and effective. The process involves strict follow up on all references received, along with financial referencing. These documents often get overlooked. However, to date we have secured the correct tenants to the correct properties as a result and are proud of our record.
We strongly recommend that landlords register their properties with the Private Residential Tenancies Board (PRTB). We ensure that all paperwork is signed and completed prior to occupancy. This affords the landlords and tenants alike protection.
All tenants are required to sign a tenancy agreement. This document is also signed by the landlord or we can do it on your behalf. It clearly states what state the property is in on the date of occupancy, including an inventory of what is in the premises.
Legally all tenants should be supplied with a rent book, which contains information regarding the terms of the tenancy along with the rights and responsibilities of each party. All payments must be recorded. There are penalties for not adhering to same.
